I pray everyone has a very blessed and Merry Christmas and hope that the "Reason for the Season" is always in your hearts and minds!!

I must say this is the only time (and it only lasts for a few moments) when I , sort of, miss snow. Christmas is just different without snow. Of course, I've been away from it so long, I'd probably go into an immediate panic attack if I had to drive in it....and I freeze when it drops below 60 now so....I guess I'll just "cherish the memories"!

Our weather at the beach has been up, down, hot, cold. This time of year it can be 75 one day and 50 the next! That drives me crazy! However, since I am at the beach.....I really do enjoy riding around the neighborhood in the golf cart with just a light sweater on!!!

Wiley at the El Governor does a super fantastic job of decorating Sunset Park every year. He did not disappoint again this year! Absolutely stunning!!! I love driving by and seeing all the cars stopped and taking pictures. It's really pretty awesome for a small town like us!!!

It happened again this weekend.........I was talking with someone and they looked at me with a pitiful look and said.........So, Mary, are you selling ANYTHING? That always cracks me up!!!

When I say..........WE HAD A GREAT YEAR, VERY BUSY, DID GREAT, SOLD LOTS......The look on their face is priceless!!!

I know there are areas of the country where homes are just not selling. But here at the beach, we have a very different market.......first of all.........WE ARE AT THE BEACH! Every house in the area is walkable to the beach!!!! The majority of our sales are to 2nd home owners......there will ALWAYS be buyers for beach property! When prices have fallen to the prices we are at now.....there ARE LOTS OF BUYERS!! Everybody's still looking for a good deal, but now....they are finding them!!!!

In Fact, 11-13 properties were put under contract just in the first couple weeks of December!

So, we did have a fantastic sales year. And I predict we will have another good year next year!!!!

Shopping For Real Estate in Mexico Beach, Fl

Mexico Beach had its annual Christmas Tree lighting ceremony last Sunday.  Sunset park is spectacular again as Wylie and his crew from the El Governor decorate every year!!!!   The golf cart parade was a huge crowd pleaser as well.
Last year it was FREEZING COLD, this year....you barely needed a light sweater!!!

I think its supposed to turn a little cooler in the next few days though!!   Below are just a couple of the golf cart participants.   Check out my facebook page for more!!!

As for real estate......it's been surprisingly busy, at least with the amount of email inquiries and showings. We used to have "selling seasons", now...since most people start their search for homes on line....it just doesn't matter what season it is anymore. Of course, we do get more inquires from the north pole (Minnesota, Missouri, New York....states way up there!!!) this time of year, simply because they are freezing to death and want to come south!!!!

However......if you are seriously looking, you better be ready to move fast!!! Case in point....2 homes listed less than 2 weeks are now under contract. Both homes had over 1700 sq ft and were priced to sell. Both foreclosures. Listed between $159 and 177,000.

Our inventory is really low right now! Again, if you are seriously looking to buy now...its best to have all your ducks in a row....... financing, whether you need a pre-approval from a bank, or get your cash ready, get to know the area so you are familiar with location.

Everybody is looking for a deal.......a lot of people are only looking for steals! Everyone wants a great property for a good price.......but I've seen many people give up a property perfectly suited for them because they weren't getting a steal. And if I've said this once I've said this a thousand times....in this area we don't have 15 of the same kind of property----even our condos are limited and vary greatly with their view, location......So when you hesitate and pass up an opportunity.....it may gone forever and you may have to settle for a lesser property!!!!
You have to be able to weigh in the "enjoyment factor". If your plans are to hang on to this property and use it and enjoy it and make family memories for the next 10 years.....BUY THE GOOD DEAL! Don't wait for the steal because it may not come!!!!

With the inventory as low as it is right now.....supply and demand kicks in!!!

Don't Be Afraid to Buy a Short Sale

I've had a couple of customers show trepidation about making an offer on a "short sale".    So, I just thought I'd take a few lines to talk about short sales.

A short sale is when a buyer is trying to sell their property at a price LESS than what they OWE on the property.    The property is listed around market value determined by the current sales in the area.   When an offer is made, the seller (who still owns the property) must agree to the price and terms of the of the offer. Then the offer is submitted to the seller's bank. Their bank must approve the price and terms as well since they are taking the loss!!    This process can take as long as several months.   However, the last one I did only took 30 days for approval!    The banks have finally come to the realization that they have to approve these short sales or foreclose.    Most banks really do not want to foreclose as it costs them more to take ownership and then they still have to sell it at a huge loss.

While the listing price of these short sales are negotiable the price offered must be in the "realm" of market value.   The first thing the seller's bank is going to do is order a "broker's price opinion" of the property giving it a value based on sales comps. So, while buyers are still getting good deals on these properties......you aren't going to buy a house that is worth $300,000 in today's market for $150,000!!!
You might get it for $275,000 though!

Once the offer is submitted to the bank, the bank will look at the financial situation of the seller to determine if they are going to approve the short sale.  The bank is the one to determine the final sales price....they can either accept the buyer's offer or counter back.    Once the final purchase price is determined then a closing date is set.    A buyer still has the right to do inspections on the house and, of course, a title search is completed to guarantee a clear title.

The bank can approve the short sale waiving any deficiency judgement to the seller (the best scenario for the seller), they can ask the seller for a monetary contribution of a few thousand to tens of thousands, they can ask for a promissory note and set up a payment schedule for a reduced amount, or they can approve the short sale but just not waive the right to seek the balance owed.

A short sale will be recorded as mortgage paid in full if no judgement for the balance is sought. A short sale, while it is a "ding" on your credit, is not as bad as a foreclosure.

That's it in a nutshell!!

If you are considering a short sale on a property here at the beach, please let me know and I'll be glad to help you through the process.

The difference between a short sale and a foreclosure is a foreclosure is a property that is now owned by the bank. The foreclosure process has been completed and the bank has taken ownership. The bank is now the seller (not the person who used to own and live in the house) and all negotiations are with the bank. They still want to sell around market value, so the scenario of a $300,000 house is not going to be sold at $150,000 even as a foreclosure!!! The process of buying a foreclosure is more streamlined in that negotiations usually are complete in a few days instead of waiting for a short sale approval.

I hope this clears up some confusion!

Wow!   We had a cold snap last weekend but this week is proving to be absolutely gorgeous!   60-70 at night and 80 in the day!   I love it when I don't have to have the AC on--just open the doors and windows, turn on those ceiling fans..........just about perfect!!!

Mexico Beach started a new tradition a couple of years ago----the Christmas Golf Cart Parade!
If you are in the neighborhood on December 4 (That's a Sunday) and you have a golf cart----come join us!!!    We decorate the carts with lights (lots and lots of lights)---and believe me.......THEY LOOK AWESOME!      We ride from the police station down to Sunset Park escorting Santa!
It really is a great time!     You have to register to be in the parade so we know how many carts to expect.   Give me a call/email and I'll send you the registration form.    I promise it will be one of those events you want to do every year!!!

The Perfect Sellers/ Mexico Beach Florida

In a market where the average days on the market is 271 days-----I have just had the pleasure of listing and selling a house that sat on the market a whopping 2 weeks before getting an offer of 96% of its list price.       This house was in a rural area, 30 minutes from the beach where very few houses are selling at all! This young man (and his very smart girlfriend!) bought while the market was in decline. It continued to decline since they bought it but........they sold for a profit!!!!! Not a lot of profit but....   They sold for a profit in a market where the majority of sellers in their situation lost lots of money!!!!

Why, you ask, did this house sell and sell quickly?   Because the sellers did everything right!!!
They got rid of all clutter---and yes they were still living there full time!
They got rid of furniture that didn't fit and put in furniture that did.
The house was immaculate all the time.
They kept the house in tip top condition.
The garage was cleaned out as well.
THEY PRICED IT RIGHT!   They priced it at a point where we knew it would get interest.
They had the house ready to show at a moments notice.
They took the pets out with them when it was to be shown.
THEY WORKED WITH THE FIRST OFFER THAT CAME IN AND MADE IT WORK!

This young couple will be successful in life and I wish them all the very best!!!

Great Weekend In Mexico Beach

We had a little cool snap this weekend---which was quite refreshing! It's always nice to put on a sweatshirt after a hot summer!!! It got down into the low 40's at night but was absolutely lovely in the middle of the day---mid to high 70's.

We are back to normal today...still EXTREMELY nice.....mid 50's at night, mid 70's in the day. Of course, as November comes we'll get cooler and cooler!!!

It's definitely slowed down but we still have plenty of buyers...they are just not in a hurry, willing to wait until a great deal comes along! It's all about the price!!!

It's a foreclosure, listed at $159,900, so I'm sure there is negotiating room.

It's been updated with a modern kitchen, wood flooring, has lots of living space. The only 2 things I don't care for are, the bedrooms are a little small and there are lots of pine trees!!!!!

A short golf cart ride will get you to the beach!!!! I think a buyer is going to get a good deal with this one!!!

Interest rates are still super duper low!! (4-5%)

The ultimate question is.........are prices going to fall even more? My crystal ball is broken but my answer has always been........if you have to finance, I don't think interest rates are going any lower....they only have to go up!!! Even if sales prices fall a little bit more and that is going to be property specific, I don't think its going to be significant. If you plan on holding on for 5-10 years...is 5-10K grand going to make a difference?

Our inventory is low.....I don't think that means we are going to see any kind of appreciation but.....supply and demand has to kick in.....which is really why we can keep the values we have!

Fall Has Arrived in Mexico Beach

A chilly 59 degrees this morning at the beach!!!    It feels great!!  Cool in the mornings, warming up to the mid 80's, cool in the evenings, gotta love it!!

The Art and Wine festival is coming up next weekend!    This is always a good time!   It's hosted at the Driftwood Inn, right on the beach.   Artists, mostly local, display and sell their artwork.   There is a silent and live auction, Food booths, and of course, wine booths!!!    Tickets this year are only 5$!
Definitely worth it!!!

There is a new event coming up----1st Annual ROCKTOBERFEST!!!    October 22nd starting at 5:00 est. Located behind Emerson Cooling and Heating in the Industrial park.   Food, music, friends......donations are appreciated and all proceeds go to Covenant Hospice, so please be generous!!!!

It's been a great summer for real estate sales this year!!!!      There have been 169 sales, Mexico Beach to St. Joe Beach this year----compared to 124 last year for the same time frame!    Buyers finally came to the conclusion that if they want a property at the beach, this is the time to buy!!!

I expect it to slow down a little now. That being said, buyers do not have to be here to buy!   Buyers do most of their shopping on line now, even in real estate!    They "window" shop on line, then make plans to come for a week, week-end, to finalize their decision.   So, just because the folks aren't here, doesn't mean real estate comes to a standstill.    I predict we'll continue to have a great fall and winter season!!

Properties priced right are definitely not staying on the market long, 30-60 days at the most!

Our water has been just so darn gorgeous the last few weeks.....I actually wish my commute to work was longer than 2 minutes!!!!

I did manage to take a few hours this weekend and go kayaking!!! I haven't been able to do it for the last few months------been too busy!

I had a great time! Of course, got a little too much sun. I love to walk on the beach, take my dogs on the beach, but I don't typically just swim in the water.....but on this trip, I went west from the Mexico Beach canal, got past Tyndall Beach and decided to pull up on the beach, stretch my legs and take a dip to cool off. I was surprised by how cool it was at first dip. It was so clear and refreshing. I DID NOT WANT TO COME BACK!!!

Feels Like Fall in Mexico Beach Fl

Wahoooooo!     Nothing like a little cool air to make you want to kick your heels up!!!    69 this morning, going to be mid 60's in the mornings all week, highs only in the low to mid 80's. I LOVE THIS WEATHER!!

Our water has been just soooooooo clear and blue and gorgeous.     This is the perfect time of the year to show property------how can you NOT buy here!!

Speaking of buying.............The hot ticket item has been the Summerhouse condos on the corner of 22nd and Hwy 98.    The bank took over 21 units mid year and put them on the market at pretty much fire sale prices.    Half of them are already either sold or under contract....click here to see

There are still 10 available.    This complex is having some exterior repairs that should be starting today and it should take a few months to get this building completely up to speed!!

The unfinished building gulf front....you know, that eye sore we've been driving by for years now.....
is now under contract with a company in Panama City!    Yahoooo, I'm sure the buyer is going to finish that building out and we'll have something pretty to drive by!!!

Mortgage rates are still low low low. Our inventory is really low and honestly, sellers, since we have so many one of a kind properties here, can and are holding firm on some pricing!!

The old saying goes............God isn't making any more beach.........and he certainly isn't making any more Mexico Beach!!!

I have a great house for a 1st time home buyer or perhaps someone looking to downsize! It's in immaculate shape!
Check it out below. Just to give you an idea of how affordable this property is.....Mortgaging the entire amount (which someone buying it as a primary home may be able to do) 125,000 for 30 years at 4.5% your mortgage payment would only be $633.35. Property tax and insurance would probably add another $150-$200/mth---bringing it up to still less than $900/mth!!!

The memorial service for the 9-11 victims was very touching. I just pray that we continue to be protected.

Our water has been....................STUNNINGLY BEAUTIFUL.

No wonder we are busy--------if I didn't already live here...........I'D BE BUYING HERE!!!

We have had a super year in real estate!    We are up 15 residential sales over last year by the end of August.   We took 32 properties off the market either by putting them under contract or closing on them just in the month of August!!!      I'm only talking the Mexico Beach to Windmark Beach area!!!

Interest rates are still amazingly low---still under 5% for a 30 year note, under 4% for a 15 year note. and right around 5% for a jumbo note.     Sheesh, can it get any better for a buyer????

The fall triathlon is coming up this weekend---always a big event here on the beach as we get participants from all over the country! It starts at the Beacon Hill park with the swim---really a cool thing to see them all take off! Please be aware as your driving at the beach as there will be bikers and runners on the road as well!!

Goodbye to Summer in Mexico Beach, Fl

You can certainly tell summer is over.   We've definitely slowed down over the last couple of weeks.
Less cars parked up and down the beach, less foot traffic at the office.

Of course, this past weekend was the kingfish tournament!    117 boats entered.....not sure how many went out cuz IT WAS ROUGH!!    We weighed in more fish than I anticipated though---so kudos to those who braved the waves long enough to catch some good fish!!!

44lb kingfish won first place, 55lb wahoo, and a little over 5 lb spanish!!!

I'm still getting calls asking for foreclosed homes in the $50K- 100K price range. While you may be able to get a house in the price range elsewhere in Florida, certainly in other areas nationwide. Here, in our little area, you just are not going to get that unless its a home that needs A LOT of renovation! And even those are few and very far between!

We are so small, with a small inventory of homes for sale, and everything here is within a mile to the beach therefore we can still retain a little value!!!

Our buyers are mostly 2nd homeowners, a little different than a primary home buyer.

4. I keep some people's phone numbers in my phone just so I know not to answer when they call.

5. I disagree with Kay Jewelers.. I would bet on any given Friday or Saturday night more kisses begin with Budweiser than Kay.

6. I have a hard time deciphering the fine line between boredom and hunger.

7. How many times is it appropriate to say "What?" before you just nod and smile because you still didn't hear or understand a word they said?

8. I love the sense of camaraderie when an entire line of cars team up to prevent a jerk from cutting in at the front. Stay strong, brothers and sisters!

I love meeting people who have been to Mexico Beach for the first time! They fall in love with this place! I can count on one hand the number of people I have met in the last 11 years of selling real estate who have said "you know, this place just isn't for me!"

We definitely are a unique area.........small, low key, basically no commercialism, no red lights, no high rises, basically nothing to do but enjoy the surf, sun, sand!!! Which is exactly the way we like it!!

I met about 4 couples this weekend who decided to check out Mexico Beach after hearing so much about it----guess what?-----they'll be vacationing and buying here from now on!!

Fishing has been the best its been in years!! Only one more week of Snapper fishing! The kings are few and far between, which is unusual this time of year!! Grouper fishing is only September through November this year, so be sure to book your charter trip now!!!

It's amazing how this little town of about 1200 registered voters turns into a hustling bustling bursting at the seams beach party every 4th of July!

It just makes me smile to see all the tents on the beach, the families swimming, playing together, the bike riders, joggers, walkers on the sidewalks in the morning, the golf carts everywhere back in the neighborhoods!!!    I love to see them all come and have a good time!!!

The fireworks are tonight, shot from the pier-----and as usual, I'm sure it will be a great show!
I'm just glad I live close enough to walk to the beach, because finding a parking spot is going to be difficult at best!!

I'm proud to fly my American flag!   I'm proud to live in America! I do believe we are a country blessed by God and I hope and pray that we stay true to God and the principles upon which we were founded on!

Happy Summer from Mexico Beach Fl!

I trust all you Dad's out there had a great day yesterday. Below is a picture of my Dad. He and my mom are both waiting for me in Heaven!

It was HOT over the weekend! Of course, it is summer but I actually think we were considerably above the average temperature for this time of year. And another week of NO RAIN! What ever happened to those daily thunderstorms we used to have??? I'm not complaining..........I could live where its still cold!!!

July 4th is one of our biggest holidays-----we will be packed!! Fireworks are shot off the pier on 37th street about dark. You won't be able to use the pier that day as they will be setting up. You can see the show from just about everywhere on the beach----Get your spot on the beach early---the individual fireworks all up and down the beach are really good too!!!!

Real Estate: A little slow this past week.

Just to make sure you know: When you pull up a listing and the status says "contingent" that means it has an accepted contract on it but they might have some financing or home inspection hurdles to jump through.

If the status says "pending" that means its pretty close to closing and there are no more hoops to jump through, just waiting for closing day!!

Summer has definitely arrived! It's getting pretty hot in the middle of the day and by the number of cars parked on the side of the road along the beach and at all the hotels, we are getting lots and lots of visitors!!!

All our businessess need you, so THANKS FOR COMING!!! Last year with the oil spill, while we actually had no oil, it still kept people from coming, so all our visitor numbers were down. Looks as if we are making up for it this year though!

Fishing report: There are tons of snapper out there, of course!! You can only catch 2 per person until mid July but you don't have to go far and you can catch them pretty quickly! Chip caught a big one trolling for kings the other day!!!!

The kings and spanish are a little spotty it seems. Chip has a shark fishing trip tomorrow afternoon, so I'll let you know how that goes next week!!

Chip has most of the weekends booked, but there are a lot of week days still available. He can take up to 6 passengers!

If you've been looking and have missed out on some properties that you would have loved to have----there are a couple of things you can do to get ready for the next one!

Make sure you are familiar with the area, so when your Realtor (hopefully me) sends you a new listing you'll know where it is.
If you are going to require financing, make sure you have your ducks in a row. Talk with a banker now so you know how much you can/want to afford.
If you see a property you really like and you know its going to be gone before you can get here, you can always make an offer with a contingency of coming in the next few days to inspect it!
Its always scary to make an offer sight unseen, but your Realtor (hopefully me) will go over and take all kinds of additional pictures/videos of what you have questions about!!!

Here's my little kayak rig! I just bought, about a month ago, a single wilderness ultra lite kayak!

Chip made me a little trailer so I can haul it where ever and when ever I get a couple of hours off!!! I've been to Wetappo Creek a couple of times----extremely peaceful! I've gone just along Mexico Beach one morning, before that afternoon breeze, and I've got plans for lots of other places when I get the chance!!!

Time Flies in Mexico Beach!!!

I'm sorry!!   I haven't posted since Mother's Day????    Been busy!

The weather has been so fantastically awesome------we've had a week of cooler than normal temps and its been great!

Memorial Day is next weekend, but we have been having crowds (at least crowds for us----sort of like when we complain about the traffice (ha!)) every weekend!    Properties that remain quiet and dark all winter are bustling with activity!     I love it!!

The real estate market is still pretty active! We had a couple of weeks when it seemed a little dull but........

as I've said a zillion times before.......we have lots of buyers.....its the inventory of properties for sale that is a little weak.

I know a lot of people think everything is for sale here by the sheer number of real estate signs. However, a lot of those signs are advertising rentals!!!

Properties priced right are selling and selling relatively quickly. The interesting and unique thing about our little area is .......we don't have subdivision after subdivision of homes, we don't have cookie cutter homes, our homes are unique and chances are if you find one you like, there's not another like it in the area!!!!

I've had some recent questions about "homesteading". Claiming homestead is a definite tax advantage in Florida. First of all, Florida does not have state income tax. To claim homestead you must have a Florida driver's license, be a registered voter here, and live here 6 months + 1 day---that time frame does not have to be consecutive though. By claiming homestead $50,000 will be subtracted from your property's tax assessment thereby reducing your taxable value + there is a limit as to how much they can increase your value thereby keeping your taxable value lower. Our weather continues to just being fantastic! It was cooler than normal over the last few days---turned off that AC, opened all the windows and doors! Of course, last night I had to turn that AC back on----will probably stay on now until the fall.

It was breezy too......which doesn't make for great fishing trips. So no fishing report from this weekend!

Snapper season is only open 45 days this year, 2 per person. Opening June 1. If you haven't booked your charter yet you better hurry because Chip's calendar will fill up fast!

Had a pretty active real estate week. Five properties were put under contract. I know I'm working 4 offers and hopefully they will be nailed down today! And, I'm not the only agent out there (don't tell anybody that though!) so you know there are more offers being negotiated as we speak.

It's really amazing to me how the market conditions change from year to year! Right now we have more buyers than properties---we have actual LISTS of people who are ready willing and able and waiting for certain properties to become available. They are just waiting for my phone call!

Properties priced right are under contract in a matter of a few days!!! Buyers simply can't dilly dally if a property comes up that interests them!!!

Insurance seems to be a huge concern for most buyers. Windstorm is the most expensive part of our insurance. The cost is based on the age of the structure, the roof specifically. Anything built after 2001 is built to the current building codes and its not an issue. Anything built before 2001 you would benefit from a wind mitigation form. This just inspects and confirms whether the roof has hurricane clips and other items related to the strength of the roof. Also if you have hurricane shutters for all doors and windows. If you do, then your insurance is considerably discounted!!!

Now, that is not to say that homes constructed before 2001 the insurance is horrendous or anything. Its just a little more........however you can do things (like put hurricane clips, hurricane shutters...) that will help to reduce those insurance costs.

Of course, you have to just assume EVERYTHING is just going to cost more at the beach----WE ARE AT THE BEACH! That's why you want to buy here because WE ARE AT THE BEACH! You aren't buying your vacation home in Georgia, or Alabama, or where ever....so homes are going to cost more here!

It always cracks me up when people say "but my 3,000 square foot home in the middle of the city in somewheresville, isn't worth what this 1,000 sq foot home AT THE BEACH is listed for!" THAT'S BECAUSE WE ARE AT THE BEACH!

Let me tell you, I thank God everyday I'm able to live here!!

April was a good month in Mexico Beach

April was pretty busy! Thirteen properties were put under contract in April. Click here to see the properties that now have contracts on them.

We've only closed on 9 residential properties. Click to see what sold in April. That's actually 6 properties less than last year!

Click here to see all 40 residential sales so far this year. We are actually 4 less than the # of sales last year but considering we only had SEVENTEEN residential sales in 2009, I'd say the market is doing well!!!

People ask me all the time "is the market coming back?" Looking at the number of closed sales and the number or properties under contract I'd give an overwhelming answer of YES! However, I think most people are really asking..........are the prices going back up. To that I would answer, no.

The reason we are having lots of sales is the low values. We still have some foreclosures and short sales which are dictating the pricing. Until we get rid of these we are probably not going to see much, if any, appreciation of where we are now.

I've posted a chart on the home page of my website. It's pretty interesting. Take a look!!!

Sellers: Properties with the 3 criteria.....LOCATION, CONDITION, PRICE.....are selling. I'd go so much to say...I pretty much guarentee your property will sell if priced right. It's the pricing right that is the hard part and the most important part. If you've had your property on the market for the last 30-60 days with no offers, I hate to say it, but....you may not be priced right. Don't forget to price based on condition, not just location!

Buyers: Our beaches area is very unusual....we are small, low key, and gorgeous! Because we don't have hundreds and hundreds of properties for sale, the old "demand and supply" theory kicks in. I've had people call and ask for a list of beachfront properties around $100,000. When I tell them there is no such list they say........but I heard Florida property is really cheap right now. Considering we are 50-60% off the prices at the height of the market, I'd agree. But.....let's be reasonable, you may be able to buy a 3,000 sq ft home in.......Atlanta, Chicago....for $100,000 but God isn't making any more beach. We have a saying........If you want to live at the beach.....you have to pay!

There are a lot of buyers willing to pay......if you are one of them.....don't dicker over a $2000 or $5K or $10K or you'll lose out to the next buyer!!!

Unfortunately I think they are shortening the snapper season even more!!!   Even though the snapper are practically walking onto shore, the feds are listening to the wrong people and putting tighter and tighter regs on the fishing industry.

Do they really think the guys who make their living by fishing want to overfish????   Just doesn't make sense!!

The weather is getting warm! I finally had to turn on my AC! It's been pleasant enough with the windows open up to this point, but the time has come to close the windows (which I hate) and turn on the AC!

The Beach Triathlon was this past Saturday! I know a 15 year old was the overall winner!!!

Every year I am just amazed at who does this physically challenging event. This year a blind person participated and I know I saw a 74 year old, not sure if he was oldest!!! I absolutely salute ALL the participants!!!!!

We have another one in the fall..........plenty of time to start training!!!!

Interest rates are hovering around 4.75ish. Just to give you a perspective....that's a mortgage payment of $834/mth (not including property taxes and insurance) on a $200,000 purchase with 20% down!

Condos remain the stickiest properties to finance. Banks just do not want to lend money on a condo complex that still isn't owned by individual owners. If the complex is primarily owned by one person (developer or investor) you pretty much have to have cash!

Lenders are requiring full documentation so while there is a lot of paperwork its still worth it since the rates are low and prices are as well!!!

If you are buying a 2nd home or rental you will be required to have 20% down! The better your credit rating the better the interest rate!

It’s about time in the market,” (Very Good point, unless you are a "flipper" you don't have to worry about the monthly ups and downs in a market!!)says Steve Berkowitz, chief executive officer at Move Inc., the online company that oversees operation of Realtor.com. “Once you know how long you expect to own a home, look at the historical value performance of properties in the neighborhood. Be confident about your own job security, downpayment resources and tolerance for upkeep, as well as the lifestyle you want today and in the near term. Today’s housing market, especially for first-time buyers, makes it almost impossible not to think about the possibilities.”

To help first-time buyers decide if they’re ready, Move created a “reality checklist.”

Get your financial house in order.    This is a great tip for any buyer!   Don't go out and finance a new car if you are in the market to buy a house!!!!

Before you decide to buy a home, make sure your credit is in good shape and repair any damage previously done. Know your credit score: Thirty-five percent of successful buyers recently reported they didn’t know their credit score when they went house shopping, according to a national survey fielded for MortgageMatch.com. Closing Costs: The fees required to process and close your loan. They’re a cash obligation running from three to five percent of the purchase price. If now isn’t the right time, prepare for your future purchase

If now isn’t the right time to buy a home, make a plan with a target date for when you expect to be ready. Improving your credit, paying down debt, stabilizing your work history and calculating exactly how much you can afford, are the best ways to prepare for your future home purchase. It’s also important to refrain from making any new large purchases or applying for new credit.

Fishing in Mexico Beach

Well, its that time again when I start giving the fishing updates!!!!

We should have an awesome year this year since last year's fishing season went awry with the oil spill.

Spanish, King Mackeral, and even cobia are HERE!    You can catch 15 spanish per person, 2 king per person, and Cobia..............I'm not sure, just count your lucky stars you caught ONE!!!

Snapper doesn't open until June 1 and is only open for 54 days (thanks to your federal government) and you can only keep 2 again this year.

Grouper............not sure but will find out!!!!

There have been several big cobia caught already this year which is really pretty early so....................expect a really great fishing season!!!!

Chip's boat is back in the slip after being out for a couple of weeks. Freshly painted, some repairs and maintenance taken care of and THE INSTALLATION OF AIR CONDITIONING!

How Realtors make their money seems to be a bit confusing for most people so I just wanted to give a brief overview....................We make a commission, a percentage agreed upon by the seller and paid by the seller, when a property closes.   That's it.    No hourly wage.   When I sell something I get paid.

The seller pays the commission and that commission is split in a variety of ways with the other agent involved, the brokers of the companies....

Just wanted to clear up a few questions.

Now....I can sell ANY property in Florida!   I choose to stick pretty close to home, Mexico Beach, St. Joe Beach, Port St. Joe, Wewahitchka because these are the areas I have the most knowledge about.    I can sell out at the Cape, St. George, Panama City........I just have to do a little more research to make sure I'm giving all and the most accurate information.

I can sell houses, land, commerical--I do it all!    So if you see ANY property you are interested in, please check with me!

Deals and Steals

What's the difference between a deal and a steal?

A steal in my opinion is acquiring a property at significantly below the current market value. Steals are rarely seen, especially in a declining market!

Waiting for a steal may mean missing your opportunity to have your vacation retreat, your home away from home, your Florida respite.     It's actually heartbreaking for me to see people look and look and look for their vacation home, find one they want, and then lose it because they wanted to steal it instead of purchase it.

I want everybody to get a good deal!    I am the biggest BARGAIN shopper there is, believe me!    There is nothing more satisfying than a job well done to me----------the definition of that is a happy buyer---one who is satisfied with the house and the price he/she paid.

A deal is buying at the bottom of the market, buying a home you plan to use for years to come, buying at a price that is affordable for you, and buying it before somebody else does!!!!!

There are deals out there. Steals, not so many.

Sure Seems like a Busy Spring in Mexico Beach

I believe we had quite a few spring breakers this past couple of weeks!    We usually don't draw the spring break crowd simply because we don't have a lot of night life.   But, it seems we had more than usual on the beaches, in the water, strolling about, this time of year.

Of course, our weather was stunningly beautiful!    The seas were pretty choppy though so not real great fishing but, I did hear, someone caught a 75 lb cobia!!!!    Lots of spanish out there as well.

Chip's boat, The Miss Mary, is out of the water right now, getting ready for the season!    The barnacles are scraped, the bottom is painted, a new pin stripe and lettering applied, and repairs and maintance are done.....hopefully she'll be back in her slip at the City docks by Wednesday.

Oh yeah, and did I forget to mention...........................SHE NOW HAS AIR CONDITIONING!!!!
Ok, yes, I am personally excited about that!!!!

This year should be a great fishing year!!!   If you want to do some fishing or take just a boat ride around the area for a few hours call Chip!!!

Check out my facebook page, Mexico Beach, FL Real Estate. I try to post articles, events, real estate news a little more frequently there than I do on my blog. It's hard to keep up with all this social networking!!!!

I just posted an article there about Florida's foreclosure law. We are a recourse state which means the banks have a right to go after you for the balance owed on your mortgage if your house goes into foreclosure. It can go after assets as well. And they have 20 years to do it!!!

The question is however, will they? It costs them money to do that, so unless they really think its worth their while, they probably won't.

If you are upside down and owe more on your house then what it is presently worth and are having difficulty making payments it would be beneficial to try a short sale. Don't just walk away without trying!! I've posted about short sales before and don't want to be redundant. However, with a short sale you are working WITH your lender, you can negotiate WITH your lender. And hopefully you (we) can negotiate so they will mark the mortgage paid in full and not put a judgement of deficiency against you.

Busy Busy Busy is all I can say about the real estate market! Obviously prices/values are now at the price point where people are just saying "they have to buy now!" They don't want to wait any longer!! The problem now is.............the inventory is so low, there's not a lot to choose from!!!

Below is a 3 bedroom/ 2 bath home just reduced to $94,000. Its a foreclosure. Large lot! This house needs a lot of work! It's basically a blank slate! The last few sales I've had were buyers buying a 2nd home. However, they are weighing their options of actually make Florida their primary home! Florida doesn't have a state income tax is one reason.

Homestead Property Tax exemption is another! $50,000 is automatically deducted from the assessed value of a primary home and they can't raise it more than 3.5% a year!! This is definitely a financial benefit to living in Florida.

To claim homestead you have to have Florida driver's license, a mailing address, you can't rent out your home and you have to spend 6 months and 1 day in the house (doesn't have to be consecutively though).

Mexico Beach Gumbo Cook off

It couldn't have been a more beautiful day in Mexico Beach! We had a tremendous turn out for the Gumbo Festival!!! While our gumbo didn't win any official awards it was certainly rewarding for all of you who came by and said our gumbo was delicious!!!!

The real estate market continues to be pretty busy! It amazes me how many people will say " so is the market picking up any?" THE MARKET IN MEXICO BEACH IS DOING GREAT!! We were extremely busy in 2010 and 2011 is starting off to be an equally busy year!! The reason why is because our sales prices are significantly reduced. When our prices are as low as they are right now, WE HAVE THE BUYERS!!!

They aren't making any more beach front!!

Of course, it is all about the price! Our buyers are certainly educated and are not willing to over pay! If your property is listed at $500,000 but it would probably only appraise for $350,000 BUYERS AREN'T GOING TO PAY $450,000!!

A sale is based on location, condition, and price. If your property is priced according to that location and condition it is going to sell!!!

Vacant land is continuing to have a rapid decline in value. Lots just off the beach are selling now at $20,000-$50,000!! Yikes!! Lots now under contract and sales in February.
