Update On BP oil spill

Below is the information disseminated TODAY!   I just cut and pasted a few of what I consider the most important statements in relationship to Mexico Beach.   I highlighted some statements in red just to give emphasis.

FLORIDA DEEPWATER HORIZON RESPONSE MAY 7, 2010
TALLAHASSEE – The State Emergency Response Team, in support of the Department of Environmental Protection (DEP) as the lead response agency for the state of Florida, is actively participating in the Deepwater Horizon response.
The following is a summary of state and BP response actions to date, as well as tips for residents and visitors to take precautions both pre and post-landfall.
Landfall Predictions:
• Deepwater Horizon continues to discharge an estimated 5,000 barrels (210,000 gallons) per day.
• BP has completed construction of a dome, expected to be in place as early as this weekend, which will be used in an attempt to contain the oil discharge. BP has also begun drilling a relief well to eliminate the discharge. The dome is roughly 125 offshore, southwest of Pensacola.
Currently, there are no impacts to the state projected in the next 72 hours. The loop current is far south of the oil and there is no imminent threat that the oil will be picked up by the loop current. However, Florida continues to make preparations to safeguard the state’s shoreline.
The state of Florida reminds its residents and visitors that the state’s coastline has not been impacted at this time and remains open for public enjoyment.
• Should any impacts to Florida’s coastline occur, these could potentially include tarballs – fragments or lumps of oil weathered into a solid consistency – oil sheen or tar mats –sheets of oil that are thicker than a sheen.
Should individuals observe any evidence of oil on Florida’s coastline, they should leave the area and report the incident to 1-866-448-5816.


Boom Placement:
Approximately 160,400 feet of boom has been placed out of the Pensacola and Panama City staging areas.
• An additional 16,700 feet is expected to be placed today.
• Currently 11,300 feet of boom is staged in Pensacola with an additional 20,000 booms on order. In Panama City, there is 6,000 feet staged and an additional 53,000 feet of boom on order.

o If the oil washes on the beach, the sand can be cleaned.


Health Effects:
• At this time, there are no indications of any health risks to Floridians due to the Deepwater Horizon incident. The Department of Health (DOH) and DEP are closely monitoring health and environmental impacts to Florida’s beaches and will notice an advisory if conditions become unsafe.


Closures:
Currently there are no Florida State Park or beach closures. For more information about Florida State Parks, visit: www.floridastateparks.org.
Tourism:
• Florida’s pristine beaches and famed fishing grounds remain open to residents and visitors. Currently, there are no impacts to Florida’s 2,276 miles of tidal shoreline and 663 miles of beaches. Florida’s shores are clear and open for business.


Florida State Parks are seeing no impacts at this time from the Deepwater Horizon incident and remain great destinations for families to enjoy.
• The Florida State Park website will be updated daily and will list any parks that may be impacted by the Deepwater Horizon Incident: http://www.floridastateparks.org/.

Gulf of Mexico Oil Spill


The Oil spill is on everyone's mind right now.  So far we here at Mexico Beach have not seen any signs of it.   We are praying they contain it before we do!
Below is a map that shows where the oil spill is having an effect.

April coming to an end in Mexico Beach Florida

Quite a bit of real estate activity last week in the Mexico Beach to St. Joe Beach area.

Three properties (probably 4 by tomorrow) put under contract.

Five properties actually closed last week.

Out at the Cape, it wasn't quite as busy, as two properties were put under contract and zero closings.

In the town of Port St. Joe, four properties were put under contract and one closed.

Just to clarify:  When I say 'UNDER CONTRACT', that means there is an accepted offer on the property, 'CLOSED' means the property has sold and transferred ownership.  The typical time frame between putting a property under contract and closing is 30-45 days, unless its a short sale.  

Short sales can take anywhere from 2 months to a year to actually close out!!!

I'll be putting out my newsletter next week to give specific stats but.....2010 so far has been booming!    Many more sales and now less inventory than a year ago----and of course sales prices down as well.    It's a matter of supply and demand that determines pricing.   With less inventory, sellers can hold out for a little more.  I'm talking residential right now.   As for vacant land--the inventory is still huge and prices are still dropping to attract attention from buyers. 

It is such a great time to build if you have the time/patience/ability to do so.  Land prices are down as well as construction costs!

The fishing report!  
The spanish are hit and miss!    There is a reported school of Cobia (ling) out there but their a little picky and are proving hard to catch!   

Of course, there are tons of snappers but you still can't keep them---the season opens in June!     You still need to go out pretty deep for grouper and good luck getting past the snapper!!!

Tax Day in Mexico Beach Florida

The dreaded April 15th is coming---However, this year many people are not dreading it quite as much.  Many buyers, young and older, took advantage of the First time homebuyer credit ($8,000) as well as the repeat buyer credit ($6,500).  These are both set to expire at the end of this month.

In order to qualify for an $8,000 tax credit (full rebate if you don't owe any taxes) you must be fully contracted to purchase a home by April 30th--you have until the end of June to close on it.   A first time home buyer is someone who hasn't owned a home in the last 3 years.   You must be buying this house as your primary homestead.

Repeat buyers are folks who have owned their primary home for the last 5 years and are either moving and buying elsewhere, downsizing, upgrading.   They too must be buying the new home to use as their primary home.   They can qualify for up to $6,500. 

Pretty good incentives for someone who was on the fence about buying!   Add that in with the low interest rates and the plummeting home prices and it has been a great year for those able to buy!!

You still have a couple of weeks to find that house if you want to qualify for the tax credits!!

The weather here has been absolutely beautiful!     We had tons of beach goers this past week.  The water must be warming up as I saw more and more families in the water!!

Our lazy little lifestyle here in Mexico Beach will now take on a slightly busier one as summer vacationers and weekend visitors take advantage of our beautiful and uncrowded beaches.   I know the businesses around town are ready for them! 

We have some great little places to shop---Beachwalk, Emerald Coast Jewelry, Tropical Breeze, and The Grove---For lunch try the Fish House Restaurant, Regan's Oyster Bar, Killer Seafood, and of course Toucan's for gulf front dining!

As for real estate:  The hot real estate item in Mexico Beach has been the Waterside Village condos.  Selling in the mid 300's to 500's in the DAY, they are now at the affordable prices of $132,000-$185,000.    There are currently 10 under contract, all but 2 are short sales, the other 2 are foreclosures!!!

We've already closed out 8 of them!   

It's a nice development!  Well built, gated, the pool and grounds are well kept.   The 3 bedrooms are really well laid out with lots of room and closet space!

Other than Waterside, there were 4 residential properties put under contract this past week in Mexico Beach.  There were 2 residential closings.

The interesting thing this past week was the vacant land closings!   Two closings in Windmark beach and another lot put under contract just the other day.

Bay front lots in Windmark now selling at $150,000  (originally purchased at $850,000) with interior lots at $45,000---both foreclosures.

Happy April from the Beach!

Wow, what a gorgeous Resurrection Weekend we had at the beach!    The weather could not have been more beautiful!!

It was a little chilly and foggy for the Sunrise Easter Service held every year right on the beach by First Baptist Church in Mexico Beach.  However, there was a great crowd that brought beach chairs and blankets to listen to the preacher declare He has risen!!!

Lots of people at the beach over the weekend---sunbathing, swimming, fishing, sailing-----it was great!

As I had a little bit of a chance to ride my bike around, it was also great to see lots of people working in their yards, cutting back all the dead stuff and planting flowers!!    I love this time of year!!!

I'll begin the weekly fishing report today!!!   Chip's had several charters in the last couple weeks, unfortunately, its pretty much been catch and release of the ever abundant (yet government reported endangered) Snapper!!!       Snapper season doesn't begin this year until June, reportedly because there has been overfishing of this species and we must protect them----however, you can't catch anything else except snapper there are so many of them!!!!
Doesn't make any sense to me!!!

The spanish mackeral are starting to show up and there have been 1-2 reports of cobia sightings!!

I'll keep you updated as his calendar is filling up for the weekends.

As I am 2 days late in posting this today and I'm running out of time again today, I'm just posting links to the properties that were put under contract in the last week as well as solds.   See links below.

I did want to point out a couple of interesting properties though.

A bank owned house right on Hwy 98, listed at $499,999 went under contract in less than a week.  Newer home, 2700 sq feet.  a little bit of an odd layout but beautiful finishes, with gulf view.    It all boils down to Pricing, Condition, Location!!!!     Good price, great condition, gulf view---this property had it all and under contract in less than a week.

Another property went under contract this past week:  4 vacant lots on Hwy 98 zoned commercial.  It is a short sale.  Listed at $636,000, at $159,000 a lot for commercial property--that is a deal and they may get it for less than that!
What is the most interesting thing is that commercial property has been selling in this down market!!!    Several businesses have changed hands in Mexico Beach, a commercial property at the Markets of Mexico Beach is under contract and now this vacant piece of commercial land.

I think this is the time to buy and open businesses here----the people that are buying properties now are end users--they are buying it to use.  They are the ones who come every weekend bringing family and friends.   I anticipate a great spring and summer for the businesses here at the beach!!!

Happy Spring From Mexico Beach Florida!

I'm not sure where spring is springing this year but....its still 10-15 degrees cooler than normal this time of year here at the beach.
I talked to my sister in Texas Sunday and they got 6 inches of snow Saturday night!

It's been blowing a gale here for the last 2 days as well----------but I'm not complaining---Really!!

I could be sitting somewhere where 40 degrees IS normal for this time of year!!    We'll be in the 70's by the end of the week!

Let's get right into the market!

Four properties went under contract last week in Mexico Beach to St. Joe Beach.

  • A 3 bedroom Waterside Condo, ground floor, listed at $169,900 as a short sale
  • A 2 bed/2 bath condo ground floor right across from the beach, listed at 189,000 as a short sale.
  • A 2 bed/2 bath condo, top floor in the same complex as above, unobstructed gulf views, listed at $210,000 as a short sale.
  • A little house with a big pool, 2 bed/1 bath + guest house + beautiful in ground pool, listed at $249,900
  • There are a couple of other properties that should be under contract as of today from negotiations over the weekend.
On the cape one property went under contract:
Closings:
  • 3 Bedroom Waterside condo:  Purchase price:  $155,089 + the buyer paid $5500 of seller costs.  (short sale)
  • Old 3 bedroom/2bath home, beach side:  Purchase price $217,000
  • Nice Home in St. Joe beach, one block to the water:  $280,000 (short sale)
  • Gulf front home in Mexico Beach:  Purchase price $490,000 (I think the buyer paid some closing costs as well)

I've been posting about some banks FINALLY getting realistic and aggressive about actually selling the properties on their books. 

Several bank owned deals put on the market right at market value have been snatched up in just days with multiple offers!!

Two properties listed as foreclosures were under contract with multiple offers in just 24 hours from listing.

Of course, not all banks are doing this----there are still some that are  not quite priced to sell---still sitting on the market....
FORECLOSURES

If you are interested in any of the foreclosures above, my suggestion would be----let's make an offer!    The worse thing they can do is say no!

Has spring sprung in Mexico Beach Florida?

We had a gorgeous weekend!   Sunshine, warm temperatures (a tad windy but....) and what made it even better was its now staying light longer!

I thrive on daylight----sort of like a bear---when it gets dark I'm heading to the cave!    So, I'm grateful for more hours of daylight!

Lots of people here this past weekend!   I love seeing lots of cars in the driveways of houses that are vacant most of the time.  I conjure up images of family reunions and I get that warm fuzzy feeling!!   There's nothing better than a vacation at the beach with family and friends!!

I've been reporting the same thing for weeks now---its been busy!   We've been selling condos for the past 2 months at great pricing!
Practically brand new, a block from the beach, very nice complex with a gorgeous pool.    There are only a couple left right now.
Two bedrooms have just sold at $147K, now you can get one at $130K but I think there is only one left. 
The 3 bedrooms have sold at $177K and there is only one of those left too!

Mortgage rates are remaining low----30 year fixed starting at $4.65!!!!    If you are considering purchasing a 2nd home you will need to put 20% down.
Here's my mantra again....................purchase prices way down, mortgage rates way down---great time to buy!

My pick of the week is a large house that has a few quirks, but I know someone out there will love it!
It is a foreclosure now priced at $314,000.   It's about one block from the beach in a small subdivision with a community pool.
The lots are large, the HOA fees are minimal.   This house has a one bedroom apartment on the ground level and then 3 bedrooms/3 baths on the 2nd and 3rd level.    Great decking on the upper floors and you do have gulf view.
It is going to require a little TLC.   I have no idea what the bank would take.   Only one way to find out---make an offer!

Time Change coming up Mexico Beach Fl

Next Saturday is the time change.   Spring ahead!!!    I'm hoping the weather cooperates and realizes its SPRING!

We are expecting temps in the 70's this week but a few days of rain as well.   I'm just happy for it to be a little warmer!!

Spring breaks have started.   I saw several groups of young people on the beach yesterday!   Amazingly, they were in their bathing suits!    It was NOT bathing suit weather but when at the beach...........................

Mexico Beach is not inundated with spring breakers as Panama City is.   We just don't have enough night life and action around here to satisfy them.    Therefore, when they come to Mexico Beach they just have good fun in the sun since there really is nowhere to get into trouble!!!

We will have lots of families taking spring break together.  We are ALWAYS glad to see them!

Last week was extremely busy in the real estate world!  

Only 3 properties were officially put under contract in Mexico Beach.  Two more were put under contract this morning from negotiations over the weekend,  and there are 4-5 that are still in negotiations this morning!!

Two properties out in the Cape San Blas area were put under contract as well last week. 

Lots of buyers taking advantage of this buyers market!!!

I had a call the other day from a guy who wanted a $200,000 house for $78K----not happening!!!

You are going to pay market value---which is ALOT LESS THAN a few years ago, if you are fortunate you may be able to get it for a little less than market value.    

My question is.......what's wrong with paying market value?    No body is going to "flip" properties in this kind of a market.   We are selling to "end users".   Families/couples who are thrilled to be able to afford a property at the beach that they can enjoy for the next 10 years!!!

We are also selling to a few investors who feel that now is the time to buy and know that the market has only UP to go, so they consider it a good time to invest as a long term investment.

This is what real estate is all about!!

I Can't Believe its March Already!

Okay 2010 SLOW DOWN!

I'm certainly ready for spring but I swear there are no longer 24 hours in a day!   I used to be able to accomplish most of the important things within that time span, now it just seems I get started and the day is over!!!!!

I'm praying its not just me!!

Sacred Heart Hospital is having an open house this coming Saturday.  I've talked to some folks who have already toured the facility and they say it is quite impressive.

On the REAL ESTATE FRONT:   We haven't sold condos for several years, but we sure are now!  Starting at $119,000 you don't have to wonder why!  These are new condos just one block from the beach.  Very nice complex with a beautiful pool.  The majority of units are in the $140K range for 2 bedrooms and $160K range for the 3 bedrooms.

HOA fees are a stumbling block for a lot of buyers.  The 2 bedrooms in the particular development above have HOA fees of $395/mth, the 3 bedrooms are $606/mth.

However keep in mind this pays for insurance for the building + water/sewer/trash (A $100/mth bill)+ basic cable.   Your only bill would be electric + if you wanted a phone line or an upgraded cable line.    You also have no maintenance----no more having to spend your vacation weekend mowing the yard, weeding, pressure washing, painting trim.............

That is worth it alone for a lot of buyers who are buying these to use once a month or more.

If you are looking for NEW single family homes in the area and just haven't been able to find what you are looking for......you may want to consider buying a lot and building.
Lot prices are starting around $30k and on up.  Construction prices are around $100/sq ft.   Can't beat that pricing to have a brand new custom home!!!!

SHORT SALE is the current buzz word in the real estate market and I've blogged on short sales many times.   In a short sale the seller is "upside down" on their mortgage (they owe more than the property is worth), they have stopped making payments and are trying to sell it for less than their mortgage amount.   The lender has to approve the offer in this case and they are the ones who actually determine the selling price.   The lender knows that in order to sell the house, they must sell at market value.   So they are 99% of the time releasing the property for much less than what is owed.   However, that doesn't mean they are releasing the seller from any liability.   Sometimes they are!  Sometimes they ask the seller to sign a promissory note for the balance or part of the balance and sometimes they file a deficiency judgment against the seller. 

If you want more explanation of short sales, let me know and I'll be glad to discuss it further with you!

For today, my point in bringing it up is on the buyer's end!     Just because its a short sale doesn't mean you can get it for well below market value.  The bank knows what its worth (because they ask us) and they are going to require fair market value or at least very close to that value.    If you aren't willing to pay that, somebody else is.    You are still getting a good deal!!     Because the short sale process takes several months (many months in some cases) to complete with a lot of work by the agents, it is somewhat fruitless to put in a really low ball offer if you aren't willing to pay close to fair market value.   I understand coming in a little low and letting the bank counter back, but please be willing to pay what they ask.   It's a reasonable price!      Your Realtor can show you the comparables to let you know what the fair market value is!!

Mexico Beach Fl Real Estate

Finally, some decent weather!   We managed to have a little sunshine this past weekend with temps in the low 60's!!!
It was great to see lots of people out riding bikes and walking on the beach, working in their yards..........

The temperature this morning is nice but ITS RAINING! 

Awww, just makes us appreciate the beautiful days even more!!!

Sacred Heart Hospital is having an OPEN HOUSE March 6th.  They are opening their doors on March 15th. 
The hospital is on the east side of Port St. Joe and we are THRILLED to not only have a state of the art facility, but to have a hospital with
the reputation of Sacred Heart!!

On the Real Estate Front:   The market doesn't reflect a lot of activity but I know there were a lot of agents showing property.  That's a good thing!

Only a couple of properties actually went under contract last week though:

  • 1/2 duplex on the north side of the Hwy in Mexico Beach, unobstructed gulf views.  needs work, 2 bed/2 bath with just over 1,000 sq ft.  Listed at $230,000.
  • Bay Front home on the Cape with pool, almost 2,000 sq ft, over 1 acre listed at $425,000 as a short sale.
Closings last week:
  • Little house 1/2 block from the beach in Mexico Beach, 768 sq ft.  Sold for $120,000
  • Gulf Front condo on the cape, 3 bed/2 bath.  Sold for $225,000
  • 4 acres of vacant land in the back of Beacon Hill in the beaches area, sold for $150,000

Happy President's Day from Mexico Beach Florida

Happy President's Day!

I pray everyone not only survived, but maybe even enjoyed, the unbelievably weird weather we've had in the last week!
My sister lives just outside Dallas, TX and they had over 5 inches of snow!   Her kids loved it---snow angels, snowmen.......
My sister in law lives in Shreveport, LA, they also had over 5 inches!

We in Mexico Beach just had cold and rainy.  I believe we have another colder than normal week this week.  High's only in the high 40's low 50's and still dropping into the 30's at night!     Typically we should be in the mid to high 60's by this time!!!

On the Real Estate Front:

Two properties went under contract in the last few days in Mexico Beach, several offers are still negotiating.
One Residential sale closed last week.
Two vacant lot closings last week.

We now have 20 residential properties under contract.  FIFTEEN of them are short sales, one is a foreclosure, that leaves only FOUR that are typical transactions.    The longest short sale still under contract has been 9 months!   I do believe the process is getting better though.  We've had some short sales approved in less than 2 months!!

The short sales seem to be the best bang for your buck right now.  If you are willing to wait it out, you can get a great deal!

Cape San Blas/Indian Pass

Twelve residential properties are currently under contract.   Eight of them are short sales, one is bank owned. 

The Cape saw one residential closing last week.

Four lots are under contract in the Cape area.

Two lot closings last week.

There are two major projects under way in Mexico Beach.  One is the pier extension on 37th Street.  The anticipated completion date is April!
It will extend into deeper water and have a T at the end to provide better fishing for those dedicated pier fishermen and women!!!

Another one is the St. Joe company boat ramp.  This projected is expected to be completed around June, if not much sooner.   I've attached a picture of the construction.  
There is going to be a 3 bay boat ramp just on the north side of the bridge.   This will take the boat traffic off the Hwy, which many of you know can be dangerous in the middle of the summer.

Don't forget, if you are trying to take advantage of the $6500-$8,000 tax credit, the clock is ticking.   It is set to expire by the end of June this year.

Happy Valentines Day from Mexico Beach!

I am a chocoholic!  I fully admit it!   I know there are others out there!   March 2nd the Emerald Coast Business Women's Association is hosting the 11th annual DEATH BY CHOCOLATE fund raiser.    Local restaurants present bite size pieces of their most decadent desserts!   It takes place at the Marina Civic Center in Panama City.  There will be a silent auction as well. 

I have never been before, always wanted to----I AM GOING THIS YEAR!!!!

Don't forget Mexico Beach has its annual Gumbo Cook Off this weekend, Saturday the 13th.   It starts at 10:00 at Sunset Park, next to the El Governor and the gumbo won't last long!    They have added Brunswick stew this year as well!!

Tax Credits of $6,500 and $8,000

Just wanted to remind those potential buyers who are considering purchasing a primary home the tax credit deadline is quickly approaching.   

First time homebuyers, those people who have not owned a home in the last 3 years, have until April 30 to put a house under contract.  All signatures needed to authorize that sale have to be in by that date.  That also means if you are offering on a short sale, the bank's approval as well.  You then have until the end of June to close. 
An $8,000 tax credit is nothing to sneeze at and is definitely swaying buyers to buying now.
The home must be your primary home.  There is an income limit  of $125,000 for an individual and $225,000 for a couple filing jointly. 

Repeat buyers are also eligible for a $6,500 tax credit.  You must still be buying your primary home, however.  You must also have owned the same home for 5 out of the last 8 years. 
This is perfect for those people who are looking to move, downsize, or upgrade.  

If you decide to sell the new home within 3 years you must repay the credit.

This tax credit is definitely having an impact on the market.  Not only are prices down and interest rates LOW, LOW, LOW, you now have an added incentive to buy!

Banks are definitely lending money.  Of course, you pretty much have to have full documentation now, and you have to have good credit.

We are once again having bidding wars!   Properties that are priced right are receiving multiple bids.   If you want it, you can no longer go in low and expect a lot of negotiating.  If it's really priced at a point you can't believe, don't delay, offer very close to asking price!

If you find a property you are interested in and it is just listed way to high for you to consider, I wouldn't rule it out.  It really doesn't cost you anything to make an offer.

It is important to look at the properties that have sold (comps) that are similar to the one you like to come up with a realistic market value.  

There is nothing wrong with paying market value, not every purchase has to be a "steal" to be a good deal.   If you plan on using the property for the next 5-10 years paying market value is still worth it!!!!!     Market value, in my opinion, is what it would appraise for.    I can help you determine that by researching the recently sold properties.  If the seller is not willing to sell it at that price, you simply keep looking!

19. I disagree with Kay Jewelers. I would bet, on any given Friday or
Saturday night, more kisses begin with Bud Light than with a Kay jewelry
product.

Foreclosures and Short sales Mexico Beach Florida

Okay, we are back to high 50's and 60's in the day and "plummeting" to the 40's at night. 

While the 50's  is still pretty chilly to us and 40's  is FREEZING, it certainly is better than the 30's and 20's in my hometown of Erie, Pa.
Or the 20's and TEENS in Michigan!!!

I even saw a lady sunbathing over the weekend!!

There are currently 21 residential properties that are either short sales or bank owned properties in the beaches area of Mexico Beach to St. Joe Beach.

Out of the 25 residential properties under contract, 16 of them are short sales or foreclosures.   Definitely these are dictating the pricing in the market right now!!

The banks are FINALLY getting it!     In the last few weeks, the banks have lowered the prices on their homes to numbers that are drawing multiple offers!!

For the first time in several years, we are once again experiencing bidding wars!  The properties below were only listed for a few days (one was listed for an entire month )before multiple offers were in and bidding wars on!

Sunny weather in Mexico Beach Florida!

Wow, what a week!    We have finally warmed up to 50's-60's and it was great to see everybody back walking on the beach!
It was not the prettiest weekend though---it rained literally ALL DAY Saturday and was extremely windy Sunday. 
Gorgeous today though!!!!

In the real estate world 4 properties went under contract in the last week:

  • Nice mobile home on the canal in Mexico Beach listed at $130,000
  • Summerhouse Condo across the street from the beach, awesome views, top floor, 3 bedroom unit listed at $225,000 as a short sale.
  • A 1954 single family home one lot back from being gulf front, 1100+ sq ft, no updating, listed at $299,000
  • 75 X 150 lot in the 2nd blk from the beach listed at $65,000

The cold weather certainly took a toll on the sea turtles.  Check out the link below and the picture as well.  I heard the final number was around 1600 sea turtles that they picked up stunned by the cold in St. Joe Bay.    Thanks to all the locals who braved the cold to save these turtles!!

2010 So Far in Mexico Beach Florida

Well, we humans have survived sub-freezing temps for the last week!    It was touch and go though---we are just not used to being COLD.

I believe many of my plants were not so lucky, even though I covered them with towels and blankets.   I've heard people talk of lizards frozen in their tracks, colored black instead of their normal green.  And I've attached digital proof of hundreds of stunned mullet in the canal.

There's just no reason to let perfectly good (albeit chilly) mullet go to waste.  So several folks about town scooped up several hundred and are, as we speak, smoking mullet!!   

I've also heard there have been "stunned" turtles beaching themselves along the cape, a rescue effort is underway.

I've also attached the 10 day forecast to show the hope we hold we will be back to normal temps this week.

On the real estate front:

Nine properties were put under contract since January 1. 

  • Three residential SHORT SALES:  3bd/2 bath townhouse 1 mile from the beach, listed at $125,000,  3/2 small single family home a couple blocks from the water listed at $159,900, New 3 bd/3 bath condo one block from the water listed at $177,500
  • One bank owned house across from dedicated beach listed at $289,000.  3 bed/1.5 bath--value is in the location.
  • 3 bd/2.5 bath octagon home in an established subdivision--gulf view, very short walk to private beach.  Listed at $299,000.  
  • Very small but recently renovated home about 3 miles from the beach on 1+ acres listed at $122,900.
  • 4 vacant lots, 2 are short sales:  50 X 100 ft lot in Beacon Hill listed at $55K, Gulf view lot 47 X 170 ft listed at $89,900,   4 acres in Beacon Hill listed at $250K and a 75 X 150 ft lot in the 2nd block to the beach, listed at $65K.
Only one closing so far in January:
  • Bank owned triplex in need of LOTS OF REPAIR AND RENOVATION!    Fantastic gulf view though!!!   Sold for $265,000.

This is typically the slow season in real estate.  I am encouraged by the number of buyers looking though.   What is really encouraging is that when properties are priced right we are getting multiple bids!!    I believe that means we are pretty much at the bottom of the market.   If you are looking to buy to hang on to for a while, then even if values go down just a little bit more, you are still buying at the low end of the market and can look to typical appreciation for the next 10 years. 

Therefore if you are considering making an offer on a property that is priced right ( your Realtor can tell you!) you probably need to make your initial offer your best one!

Happy 2010

Wow, 2010 is making an unbelievably brutal entry!  

Nighttime temperatures BELOW 30 degrees!  We've had an occasional 29-30 degrees overnight throughout the years, however, I don't ever recall it being that low for several nights in a row.  These overnight temps are predicted for the rest of the week.    I'm not liking it either!

Of course, I could be in Michigan or Colorado.  Or I could be in Erie, Pennsylvania where their HIGH for the day is lower than our LOW for the night!   I believe I'd die!

I've attached a graph of the average temps for Mexico Beach, not to make anybody feel any worse but........

On the real estate front..........

First of all, I'd like to thank all my customers who helped my have another successful year!  I have been graciously blessed and have actually sold twice as much as in 2008!    Many Realtors have had to take other jobs to support their families, many have had to quit real estate altogether, some have even had to move from the area.  I feel very fortunate to be able to make a good living doing something I love!   So, a big shout out to all my customers!!!!

It has been extremely busy since Christmas.   Lots of lookers, many contracts being written and negotiated!!!   I keep spouting the same mantra but....low prices = more sales!     Low prices + low interest rates + motivated buyers + large inventory = EXCEPTIONAL TIME TO BUY!

We are basically back to 2001-2002 pricing.

Other daily features include handbreaded chicken tenders, delicious wings with a variety of sauce choices, fresh (not frozen) hamburgers, sub and sandwich station, and great salads.

We are marching on Washington February 24th to show Washington, we just aren't going to take this sitting down!   If they shut down the fishing here, as they did on the east coast----we are ALL  affected.   If you don't fish, I'll bet you know someone who does.   Or I'll bet you know someone who has a boat, or someone who likes to eat seafood.......
We need to get as many people to participate in this march on Washington as possible. 
We are trying to get several bus loads from the panhandle, so let me know if interested!!!
