Small Town with Big Attitude

While waiting for Santa to come down our street yesterday, I was talking to some neighbors who come from a larger city.    They thought it was just sooo cool that Santa takes the time to ride the fire truck UP AND DOWN EVERY CITY STREET waving, passing out candy, stopping and talking to all the children!!!!      

I guess I've just become accustomed to living in the small town atmosphere where (literally) "everyone knows your name!!!"

I'm not sure if it was the real Santa, or one of Santa's many helpers...........but the guy on the fire truck was AWESOME!!!    I know he was tired, but he took as much time as it took to put every kid on his knee and wait for all the 10,000 pictures!!!   He hugged EVERYONE, including the big guys who didn't want hugging......even paid attention to the dogs!!!!

I can't imagine living anywhere else!     Not only can I walk on the beach every day, I get to live in a small town......with a big attitude....We do things right in Mexico Beach!!!!


Of course waiting for Santa in t-shirts and shorts isn't too bad either!

Merry Christmas

I pray everyone has a very blessed and Merry Christmas and hope that the "Reason for the Season" is always in your hearts and minds!!

I must say this is the only time (and it only lasts for a few moments) when I , sort of, miss snow.  Christmas is just different without snow.   Of course, I've been away from it so long, I'd probably go into an immediate panic attack if I had to drive in it....and I freeze when it drops below 60 now so....I guess I'll just "cherish the memories"!

Our weather at the beach has been up, down, hot, cold.   This time of year it can be 75 one day and 50 the next!     That drives me crazy!    However, since I am at the beach.....I really do enjoy riding around the neighborhood in the golf cart with just a light sweater on!!!

Wiley at the El Governor does a super fantastic job of decorating Sunset Park every year.  He did not disappoint again this year!   Absolutely stunning!!!   I love driving by and seeing all the cars stopped and taking pictures.    It's really pretty awesome for a small town like us!!!

It happened again this weekend.........I was talking with someone and they looked at me with a pitiful look and said.........So, Mary, are you selling ANYTHING?     That always cracks me up!!!
When I say..........WE HAD A GREAT YEAR, VERY BUSY, DID GREAT, SOLD LOTS......The look on their face is priceless!!!    
I know there are areas of the country where homes are just not selling.   But here at the beach, we have a very different market.......first of all.........WE ARE AT THE BEACH!    Every house in the area is walkable to the beach!!!!      The majority of our sales are to 2nd home owners......there will ALWAYS be buyers for beach property!    When prices have fallen to the prices we are at now.....there ARE LOTS OF BUYERS!!       Everybody's still looking for a good deal, but now....they are finding them!!!!    

In Fact, 11-13 properties were put under contract just in the first couple weeks of December!

So, we did have a fantastic sales year.    And I predict we will have another good year next year!!!!

Shopping For Real Estate in Mexico Beach, Fl

Mexico Beach had its annual Christmas Tree lighting ceremony last Sunday.  Sunset park is spectacular again as Wylie and his crew from the El Governor decorate every year!!!!   The golf cart parade was a huge crowd pleaser as well.
Last year it was FREEZING COLD, this year....you barely needed a light sweater!!!

As for real estate......it's been surprisingly busy, at least with the amount of email inquiries and showings.    We used to have "selling seasons", now...since most people start their search for homes on line....it just doesn't matter what season it is anymore.   Of course, we do get more inquires from the north pole (Minnesota, Missouri, New York....states way up there!!!) this time of year, simply because they are freezing to death and want to come south!!!!

However......if you are seriously looking, you better be ready to move fast!!!    Case in point....2 homes listed less than 2 weeks are now under contract.    Both homes had over 1700 sq ft and were priced to sell.   Both foreclosures. Listed between $159 and 177,000.  
Our inventory is really low right now!    Again, if you are seriously looking to buy now...its best to have all your ducks in a row....... financing, whether you need a pre-approval from a bank, or get your cash ready, get to know the area so you are familiar with location.

Everybody is looking for a deal.......a lot of people are only looking for steals!    Everyone wants a great property for a good price.......but I've seen many people give up a property perfectly suited for them because they weren't getting a steal.      And if I've said this once I've said this a thousand times....in this area we don't have 15 of the same kind of property----even our condos are limited and vary greatly with their view, location......So when you hesitate and pass up an opportunity.....it may gone forever and you may have to settle for a lesser property!!!!   
You have to be able to weigh in the "enjoyment factor".      If your plans are to hang on to this property and use it and enjoy it and make family memories for the next 10 years.....BUY THE GOOD DEAL!  Don't wait for the steal because it may not come!!!!   

With the inventory as low as it is right now.....supply and demand kicks in!!!

Don't Be Afraid to Buy a Short Sale

I've had a couple of customers show trepidation about making an offer on a "short sale".    So, I just thought I'd take a few lines to talk about short sales.

A short sale is when a buyer is trying to sell their property at a price LESS than what they OWE on the property.    The property is listed around market value determined by the current sales in the area.   When an offer is made, the seller (who still owns the property)  must agree to the price and terms of the of the offer.  Then the offer is submitted to the seller's bank.  Their bank must approve the price and terms as well since they are taking the loss!!    This process can take as long as several months.   However, the last one I did only took 30 days for approval!    The banks have finally come to the realization that they have to approve these short sales or foreclose.    Most banks really do not want to foreclose as it costs them more to take ownership and then they still have to sell it at a huge loss.

While the listing price of these short sales are negotiable the price offered must be in the "realm" of market value.   The first thing the seller's bank is going to do is order a "broker's price opinion" of the property giving it a value based on sales comps.  So, while buyers are still getting good deals on these properties......you aren't going to buy a house that is worth $300,000 in today's market for $150,000!!!
You might get it for $275,000 though!  

Once the offer is submitted to the bank, the bank will look at the financial situation of the seller to determine if they are going to approve the short sale.  The bank is the one to determine the final sales price....they can either accept the buyer's offer or counter back.    Once the final purchase price is determined then a closing date is set.    A buyer still has the right to do inspections on the house and, of course, a title search is completed to guarantee a clear title.  

The bank can approve the short sale waiving any deficiency judgement to the seller (the best scenario for the seller), they can ask the seller for a monetary contribution of a few thousand to tens of thousands, they can ask for a promissory note and set up a payment schedule for a reduced amount, or they can approve the short sale but just not waive the right to seek the balance owed.

A short sale will be recorded as mortgage paid in full if no judgement for the balance is sought.  A short sale, while it is a "ding" on your credit, is not as bad as a foreclosure.

That's it in a nutshell!!

The difference between a short sale and a foreclosure is a foreclosure is a property that is now owned by the bank.  The foreclosure process has been completed and the bank has taken ownership.  The bank is now the seller (not the person who used to own and live in the house) and all negotiations are with the bank.  They still want to sell around market value, so the scenario of a $300,000 house is not going to be sold at $150,000 even as a foreclosure!!!  The process of buying a foreclosure is more streamlined in that negotiations usually are complete in a few days instead of waiting for a short sale approval.

I hope this clears up some confusion!

November in Mexico Beach FL

Wow!   We had a cold snap last weekend but this week is proving to be absolutely gorgeous!   60-70 at night and 80 in the day!   I love it when I don't have to have the AC on--just open the doors and windows, turn on those ceiling fans..........just about perfect!!!

Mexico Beach started a new tradition a couple of years ago----the Christmas Golf Cart Parade!
If you are in the neighborhood on December 4 (That's a Sunday) and you have a golf cart----come join us!!!    We decorate the carts with lights (lots and lots of lights)---and believe me.......THEY LOOK AWESOME!      We ride from the police station down to Sunset Park escorting Santa!
It really is a great time!     You have to register to be in the parade so we know how many carts to expect.   Give me a call/email and I'll send you the registration form.    I promise it will be one of those events you want to do every year!!!

The Perfect Sellers/ Mexico Beach Florida

In a market where the average days on the market is 271 days-----I have just had the pleasure of listing and selling a house that sat on the market a whopping 2 weeks before getting an offer of 96% of its list price.       This house was in a rural area, 30 minutes from the beach where very few houses are selling at all!  This young man (and his very smart girlfriend!) bought while the market was in decline.  It continued to decline since they bought it but........they sold for a profit!!!!! Not a lot of profit but....   They sold for a profit in a market where the majority of sellers in their situation lost lots of money!!!!

Why, you ask, did this house sell and sell quickly?   Because the sellers did everything right!!!
They got rid of all clutter---and yes they were still living there full time!  
They got rid of furniture that didn't fit and put in furniture that did.
The house was immaculate all the time.
They kept the house in tip top condition.
The garage was cleaned out as well.
THEY PRICED IT RIGHT!   They priced it at a point where we knew it would get interest.
They had the house ready to show at a moments notice.
They took the pets out with them when it was to be shown.
THEY WORKED WITH THE FIRST OFFER THAT CAME IN AND MADE IT WORK!

This young couple will be successful in life and I wish them all the very best!!!

Great Weekend In Mexico Beach

We had a little cool snap this weekend---which was quite refreshing!   It's always nice to put on a sweatshirt after a hot summer!!!       It got down into the low 40's at night but was absolutely lovely in the middle of the day---mid to high 70's.

We are back to normal today...still EXTREMELY nice.....mid 50's at night, mid 70's in the day.   Of course, as November comes we'll get cooler and cooler!!!

It's definitely slowed down but we still have plenty of buyers...they are just not in a hurry, willing to wait until a great deal comes along!   It's all about the price!!!

Interest rates are still super duper low!!   (4-5%)

The ultimate question is.........are prices going to fall even more?     My crystal ball is broken but my answer has always been........if you have to finance, I don't think interest rates are going any lower....they only have to go up!!!     Even if sales prices fall a little bit more and that is going to be property specific, I don't think its going to be significant.   If you plan on holding on for 5-10 years...is 5-10K grand going to make a difference?   
Our inventory is low.....I don't think that means we are going to see any kind of appreciation but.....supply and demand has to kick in.....which is really why we can keep the values we have!

Great Turnout for the Art and Wine Festival in Mexico Beach

It was unusually WARM for the festival but we still had a great turnout!!!    I felt like a proud mama....I had 3 of my customers enter their art!!!

Fall Has Arrived in Mexico Beach

A chilly 59 degrees this morning at the beach!!!    It feels great!!  Cool in the mornings, warming up to the mid 80's, cool in the evenings, gotta love it!!

The Art and Wine festival is coming up next weekend!    This is always a good time!   It's hosted at the Driftwood Inn, right on the beach.   Artists, mostly local, display and sell their artwork.   There is a silent and live auction,  Food booths, and of course, wine booths!!!    Tickets this year are only 5$!  
Definitely worth it!!!

There is a new event coming up----1st Annual ROCKTOBERFEST!!!    October 22nd starting at 5:00 est.  Located behind Emerson Cooling and Heating in the Industrial park.   Food, music, friends......donations are appreciated and all proceeds go to Covenant Hospice, so please be generous!!!!

It's been a great summer for real estate sales this year!!!!      There have been 169 sales, Mexico Beach to St. Joe Beach this year----compared to 124 last year for the same time frame!    Buyers finally came to the conclusion that if they want a property at the beach, this is the time to buy!!!

I expect it to slow down a little now.  That being said, buyers do not have to be here to buy!   Buyers do most of their shopping on line now, even in real estate!    They "window" shop on line, then make plans to come for a week, week-end, to finalize their decision.   So, just because the folks aren't here, doesn't mean real estate comes to a standstill.    I predict we'll continue to have a great fall and winter season!!     

Properties priced right are definitely not staying on the market long, 30-60 days at the most!

Real Estate in Mexico Beach Florida

Our water has been just so darn gorgeous the last few weeks.....I actually wish my commute to work was longer than 2 minutes!!!!

I did manage to take a few hours this weekend and go kayaking!!!    I haven't been able to do it for the last few months------been too busy!


I had a great time!   Of course, got a little too much sun.   I love to walk on the beach, take my dogs on the beach, but I don't typically just swim in the water.....but on this trip, I went west from the Mexico Beach canal, got past Tyndall Beach and decided to pull up on the beach, stretch my legs and take a dip to  cool off.   I was surprised by how cool it was at first dip.  It was so clear and refreshing.   I DID NOT WANT TO COME BACK!!!

Feels Like Fall in Mexico Beach Fl

Wahoooooo!     Nothing like a little cool air to make you want to kick your heels up!!!    69 this morning, going to be mid 60's in the mornings all week, highs only in the low to mid 80's.  I LOVE THIS WEATHER!!

Our water has been just soooooooo clear and blue and gorgeous.     This is the perfect time of the year to show property------how can you NOT  buy here!!

Speaking of buying.............The hot ticket item has been the Summerhouse condos on the corner of 22nd and Hwy 98.    The bank took over 21 units mid year and put them on the market at pretty much fire sale prices.    Half of them are already either sold or under contract....click here to see

There are still 10 available.    This complex is having some exterior repairs that should be starting today and it should take a few months to get this building completely up to speed!!   

The unfinished building gulf front....you know, that eye sore we've been driving by for years now.....
is now under contract with a company in Panama City!    Yahoooo, I'm sure the buyer is going to finish that building out and we'll have something pretty to drive by!!!    

Below is a picture of an alligator behind the Summerhouse Condos.  I think its pretty cool----I wouldn't be real worried....I don't think it will wander onto Summerhouse property and become a danger!!

Mortgage rates are still low low low.      Our inventory is really low and honestly, sellers, since we have so many one of a kind properties here, can and are holding firm on some pricing!!

The old saying goes............God isn't making any more beach.........and he certainly isn't making any more Mexico Beach!!!

I have a great house for a 1st time home buyer or perhaps someone looking to downsize!  It's in immaculate shape!
Check it out below.     Just to give you an idea of how affordable this property is.....Mortgaging the entire amount (which someone buying it as a primary home may be able to do) 125,000 for 30 years at 4.5%  your mortgage payment would only be $633.35.    Property tax and insurance would probably add another $150-$200/mth---bringing it up to still less than $900/mth!!!

The PoJo Festival was this past weekend.  The first Music Festival at Beacon Hill Park!   I believe they had a great turnout!!     I wish they had more festivals at this park...the location is perfect!

Mexico Beach's next big event is the Art and Wine Festival October 15.  Always a good time, right on the beach, music, food, art.......can it get any better????

Remembering 9-11

The memorial service for the 9-11 victims was very touching.  I just pray that we continue to be protected.

Our weather has been................AWESOME!   There's just no other word to describe it.
Our water has been....................STUNNINGLY BEAUTIFUL.

No wonder we are busy--------if I didn't already live here...........I'D BE BUYING HERE!!!

We have had a super year in real estate!    We are up 15 residential sales over last year by the end of August.   We took 32 properties off the market either by putting them under contract or closing on them just in the month of August!!!      I'm only talking the Mexico Beach to Windmark Beach area!!!

Interest rates are still amazingly low---still under 5% for a 30 year note, under 4% for a 15 year note. and right around 5% for a jumbo note.     Sheesh, can it get any better for a buyer????

Happy Labor Day From Mexico Beach Fl

Wow!    We finally got some rain..........and rain........and rain...........and rain!!!!
I'm not complaining......we needed it!

Had some great surf this weekend as well which I know made all the surfers happy!

The fall triathlon is coming up this weekend---always a big event here on the beach as we get participants from all over the country!     It starts at the Beacon Hill park with the swim---really a cool thing to see them all take off!      Please be aware as your driving at the beach as there will be bikers and runners on the road as well!!

Real estate has continued to be BUSY!  A couple of links of whats been going on in just the last couple of weeks here at  Mexico Beach!

There have been quite a few vacant lot sales this year!   At super duper great prices...and the good thing is....many people are already starting construction on those lots!!!

But in a nutshell.......its been a great year for buyers.  The only good news I have for sellers is that.....property is selling!!!    If you want to sell.........and you list at market value.....its going to sell.   Market value is determined by 3 things......Price, location, condition!!! 

If you are considering selling.....I'll be glad to show you what market value is by looking at comparable properties that have sold in the last 6 months!!

Goodbye to Summer in Mexico Beach, Fl

You can certainly tell summer is over.   We've definitely slowed down over the last couple of weeks.
Less cars parked up and down the beach, less foot traffic at the office.

Of course, this past weekend was the kingfish tournament!    117 boats entered.....not sure how many went out cuz IT WAS ROUGH!!    We weighed in more fish than I anticipated though---so kudos to those who braved the waves long enough to catch some good fish!!!

44lb kingfish won first place, 55lb wahoo, and a little over 5 lb spanish!!!

It's been a very busy year in real estate!    Of course, its only to be expected with our prices coming down so far and interest rates so low!   Definitely the key ingredients to a buyers market!

I'm still getting calls asking for foreclosed homes in the $50K- 100K price range.   While you may be able to get a house in the price range elsewhere in Florida, certainly in other areas nationwide.   Here, in our little area, you just are not going to get that unless its a home that needs A LOT of renovation!   And even those are few and very far between!   

We are so small, with a small inventory of homes for sale, and everything here is within a mile to the beach therefore we can still retain a little value!!!     

Our buyers are mostly 2nd homeowners, a little different than a primary home buyer.

That being said..............if you aren't on my database for emails.........let me know what you are looking for and I'll do my best to help you find it!!!

I believe people who have been looking for a while have finally realized that if you see something you like you better put in your best offer.    Lots of multiple offers are taking place and its so frustrating to see disappointed buyers because they didn't move fast enough or they tried to low ball!

Snapper is now closed.   We were hoping they (the Feds) would re-open it for a little while in the fall, but the ruling just came back and they are NOT going to open it.     Of course, there are plenty of snapper out there but.............hey what do we know!

Yikes! Everythings HOT in Mexico Beach!

I believe the "dog days" of August have arrived on time!  Phew its been hot!  
Not Georgia hot though.......at least we have a sea breeze most of the time!!!

The News of the Week:

The City of Mexico Beach just bought the old Parker House to use as the new City Hall.  Unfortunately, it caught on fire the other night.

HOA fees are always a point of contention with buyers, so I just wanted to briefly explain HOA fees.

That monthly fee pays for your water/sewer/trash,  a $102/mth value.
It pays for basic cable, I'm giving that a $70/mth value, although that is just a guess.
It also includes insurance for the building, which could be a value of $100-$500/mth value.
It pays for all upkeep/maintenance of the pool, the exterior of the building  and landscaping.

Those fees allow you to have a maintenance free home with a pool and beautiful views right across the street from the beach!!!

 3.  I'm always slightly terrified when I exit out of Word and it asks me if I want to save any changes to my ten-page technical report that I swear I did not make any changes to.

4. I keep some people's phone numbers in my phone just so I know not to answer when they call.


5. I disagree with Kay Jewelers.. I would bet on any given Friday or Saturday night more kisses begin with Budweiser than Kay.


6.  I have a hard time deciphering the fine line between boredom and hunger.

7.   How many times is it appropriate to say "What?" before you just nod and smile because you still didn't hear or understand a word they said?

8. I love the sense of camaraderie when an entire line of cars team up to prevent a jerk from cutting in at the front. Stay strong, brothers and sisters!

9.   Sometimes I'll look down at my watch 3 consecutive times and still not know what time it is.

And one of my favorites...................

10.   The first testicular guard, the "Cup," was used in Hockey in 1874 and the first helmet was used in 1974. That means it only took 100 years for men to realize that their brain is also important.

Mexico Beach----Tropical Paradise

I love meeting people who have been to Mexico Beach for the first time!   They fall in love with this place!   I can count on one hand the number of people I have met in the last 11 years of selling real estate who have said "you know, this place just isn't for me!"

We definitely are a unique area.........small, low key, basically no commercialism, no red lights, no high rises, basically nothing to do but enjoy the surf, sun, sand!!!     Which is exactly the way we like it!!

I met about 4 couples this weekend who decided to check out Mexico Beach after hearing so much about it----guess what?-----they'll be vacationing and buying here from now on!!

Fishing has been the best its been in years!!   Only one more week of Snapper fishing!   The kings are few and far between, which is unusual this time of year!!    Grouper fishing is only September through November this year, so be sure to book your charter trip now!!!

Scallop season is in full mode!   I know a lot of folks went around the 4th and easily got their limit.   However, since its a long season I'm not sure how long that will last!
